ZCORP Services offers a full
service solution for our clients. Costs and schedules
are effectively controlled through hands-on management
of all aspects of construction.
ZCORP’s Construction Management offering provides
clients with a well-planned and timely process from
the initial bid stage through project close-out. Construction
management services may take on several different
scopes of responsibility depending on the development,
design or cost risk that our clients wish to accept
in the development and completion of the project.

There are instances
in which a client, likely municipal in nature,
must execute and pay for all or part of the subcontract
work directly. ZCORP typically is brought
on based on a management and on site project administration
fee in which we provide construction services
that control and coordinate the execution of the
most effective plan for completion of the Work.
This includes project logistics, bidding, purchasing,
and field supervision and close-out and warrantee
work. This service secures inclusive agreements
with the vendors, very competitive purchasing,
timely resolution to construction & design
questions, fair & documented management of
any change order requests as well as timely invoicing
and well documented payment process.

| At Risk

There are instances
in which a client does not wish to take on any
risk but wish but rather to choose a construction
service provider that will deliver the project
as a “representative” for ownership.
This means that while taking on the typical “at
risk” responsibilities of a general contractor,
our construction management service provides an
“open book” process to our clients from
selection of the bidders to management of the
warrantee period. Throughout the course of this
service agreement ZCORP provides the client with
a clear look at the bidding, purchasing and payment
process through spreadsheets and written summaries
that are fully documented with original proposals
and invoices. Our “at risk” construction
management includes all of the services described
in item 1 (above) as well as the contractual responsibility
to guarantee the cost and schedule commitments
for the Work.
ZCORP provides experienced team players who are
committed, energetic and understand what it takes
to deliver the project above and beyond client
expectations. Customized solutions are offered
to the client to meet individual needs. The benefit
to the client by selecting the construction management
approach is better coordination and the delivery
of a quality project due to early involvement
and agreement among all parties. |
